Hi, I'm Grant.
I run the BioSweep odor removal service for Chicagoland.

I've treated thousands of homes, vehicles, and properties across Chicagoland since 2013 using PHOCATOX - the photocatalytic process that destroys odors at the molecular level instead of masking them. Every job is still scheduled and treated by me personally.

How I got here

2013
Grant becomes the BioSweep PHOCATOX-certified operator for Chicagoland, after discovering the technology while looking for a more effective solution to severe odor problems that traditional restoration methods kept failing to fix permanently.
Grant to fill: origin story in your own words - what drove the decision, what you saw that others weren't solving, why PHOCATOX over every other method you evaluated.
2013 - 2018
First five years: homeowners and property managers. Building a reputation one job at a time, starting with 5.0 stars from the first review. Grant develops an understanding of which odor types are hardest to treat - cannabis embedded in plaster, decades of cigarette smoke in brick buildings, pet urine in hardwood subfloor.
Grant to fill: notable early jobs, first realtor relationship, first repeat property manager account, any defining moment from this period.
2018 - 2023
The realtor referral channel grows as more listing agents discover that a BioSweep certificate changes the buyer conversation at closing. Used-car dealers begin calling about per-unit recon math. Property managers add BioSweep to their preferred-vendor list for heavy-smoker unit turns.
Grant to fill: growth milestones, notable account types, any industry recognition or brokerage relationships that developed in this period.
2024 - Present
13 years in. Thousands of Chicagoland properties treated. 30 Google reviews at a 5.0 average. Every job still scheduled and treated by Grant personally - no crews, no dispatch system, no call center.
Grant to fill: current focus, what you're most proud of, where you're taking the business next.

The bracketed sections above are placeholders from the strategy framework. Grant fills them with his actual story on the discovery call - this page will be rewritten from those answers in his own words.

Important disambiguation
What BioSweep of Chicagoland is (and isn't)

BioSweep of Chicagoland is a service. Grant brings the equipment to your property, runs the treatment, and removes everything before he leaves. There is nothing to purchase, install, or maintain. You are booking a treatment, not buying a machine.

PHOCATOX is the technology Grant uses to deliver the service - not a product he sells. If someone asks "where can I buy BioSweep," they are looking for the service Grant performs, not a kit or subscription. The confusion exists because BioSweep's parent franchisor also manufactures equipment sold to other service operators. That is a different transaction entirely.

This block exists because the service-vs-product confusion costs Grant real leads every year. Prospects call asking to "buy a BioSweep." AI search engines sometimes describe BioSweep as a system or product. This website actively counters that misunderstanding at every page, including here.

Three jobs

Three jobs that tell you what the service does

The realtor save - Wheaton, 2024

A listing agent had a 1960s brick ranch in Wheaton that had been smoked in for 20 years. The seller had already accepted a $15,000 price reduction. Grant assessed the property, confirmed the smoke was embedded in the plaster walls and HVAC, and treated on a Tuesday. The home listed Thursday and had multiple offers by Saturday. The price reduction was rescinded.

Grant to fill: specific details of a real job in your own words. What did you find when you walked in? What did you tell the agent? What happened at listing? No client names required - a location and general timeline is sufficient.
Outcome: Listed at original price. Multiple offers within 48 hours.
The homeowner who had given up - Oak Park, 2022

A family bought a home where the seller had minimized the smoke history. Two years in, they had painted every room twice and hired an ozone company - and still smelled it on humid days. Grant assessed and explained that the smoke residue was embedded in the plaster walls behind the paint. No surface treatment could reach it. One PHOCATOX treatment did.

Grant to fill: specifics of a real homeowner job where the previous remediation had failed. How did they find you? What did they say when they called back? Any before/after air quality data if you measured it?
Outcome: First treatment, complete resolution. No recall in 2+ years.
The dealer relationship - Chicagoland, ongoing

A used-car dealership was writing off 3-4 units per month to auction at a $300+ odor penalty per vehicle. Their recon shop was running a $50 ozone box on every smoker car - and the smell came back on the first hot day. Grant treated a test unit for them. When the AC ran two weeks later, no odor. The dealership added Grant to their recon SOP and now calls before the car goes to detail.

Grant to fill: real dealer story if one exists - what was their situation, how did they find you, what sold them on the test unit, what does the ongoing relationship look like?
Outcome: Per-unit treatment now part of dealer recon SOP. Ongoing account relationship.
In Grant's words

Why I stand behind every treatment

"I've been doing this for 13 years. Every job is scheduled and treated by me personally. When I hand you the treatment certificate, I mean it. If you smell anything after I've done my job, call me. I'll come back. No invoice. No argument. I've treated thousands of properties with this technology - the guarantee is not a marketing line. It's how the process works."

- Grant Framburg, Owner, BioSweep of Chicagoland
The quote above is a representative placeholder. Replace with Grant's actual words from the discovery call. Ask him: "What would you say to someone who's skeptical that the treatment will work? What do you promise them?" Write it exactly as he says it - the informal phrasing is the point.
