What brings you here?

BioSweep of Chicagoland treats homes, vehicles, listings, and commercial properties. Each has its own page.

Why it works

Ozone masks.
PHOCATOX destroys.

Most odor services spray, fog, or ozone-treat the air. The smell drops for a week, then comes back on a humid day. That is not a failure of persistence - it is how ozone works. It creates a counter-odor. It does not remove anything.

PHOCATOX generates hydroxyl radicals, hydrogen peroxide vapor, and singlet oxygen - a combination 10 times more oxidizing than ozone alone. These agents react with and break down the organic compounds that cause odor at the molecular level. When the source is gone, there is nothing left to return.

"Three years ago a different company ozone-treated this house. You could still smell it in the bedrooms. BioSweep did it once and it's been two years - completely gone."

Common questions

What people ask before calling

Is BioSweep a service or a product? Read this first
BioSweep of Chicagoland is a service. Grant brings the equipment to your home, vehicle, or property, runs the treatment, and removes everything before he leaves. There is nothing to purchase, install, or maintain. PHOCATOX is the technology Grant uses to deliver the service - not a product you buy. People sometimes ask because BioSweep's parent franchisor also manufactures equipment sold to other businesses. That is not this. You are booking a treatment, not buying a kit.
Is BioSweep safe for pets and children?
Yes. The treatment requires vacating the space during the process. Re-entry is safe one hour after completion. PHOCATOX uses no liquid chemicals - the gases produced decay back to oxygen and water vapor within 30-45 minutes of treatment ending. No chemical residue remains on surfaces. Birds and aquariums should be covered and removed during treatment.
How long does smoke odor removal take?
Most residential treatments complete within 10-15 hours. Your home is safe to re-enter one hour after the process ends. Total time from booking to re-entry is typically 24 hours or less - Grant treats during the day, the process runs overnight, and you return in the morning.
How much does professional odor removal cost in Chicagoland?
Most Chicagoland homes run $800-$3,500. Final price depends on square footage, smoke type, and whether HVAC treatment is included. Grant gives a range estimate by phone in 5 minutes with no site visit required - call (630) 881-7145 and have your square footage and odor type ready.
What is the free re-treatment guarantee?
If odor returns after treatment and the original source has been resolved, Grant will re-treat at no charge. No invoice, no negotiation. Terms are provided in writing at time of service. The guarantee is transferable to a buyer at closing when the service is performed on a listing.
What is the difference between PHOCATOX and ozone?
Ozone masks surface-level odors. The smell often returns within weeks because embedded residues in walls, fabrics, and HVAC ducts are untouched. PHOCATOX uses five-stage photocatalytic oxidation to destroy odor-causing molecules at the molecular level. The process reaches where ozone cannot. When the source is gone, the odor is gone permanently.
Which areas of Chicagoland do you serve?
Cook, DuPage, Lake, Will, Kane, and McHenry counties. Chicago city and surrounding suburbs including Naperville, Wheaton, Hinsdale, Oak Park, Schaumburg, Evanston, Downers Grove, Elmhurst, Lombard, Aurora, and Bolingbrook. If you are outside these areas, call and ask - Grant occasionally travels further for large commercial jobs.
